Charlotte, the largest city in the U.S. state of North Carolina, is the site of 61 completed high-rises over 200 feet (61 m), 8 of which stand taller than 500 feet (152 m).[1][2][3][4] The tallest building in the city is the Bank of America Corporate Center, which rises 871 feet (265 m) in Uptown Charlotte and was completed in 1992. It also stands as the tallest building in North Carolina and the 57th-tallest building in the United States.[5][6] The second-tallest skyscraper in the city is the 550 South Tryon formerly Duke Energy Center, which rises 786 feet (240 m) and was completed in 2010.[7] The Truist Center, completed in 2002 and rising 659 feet (201 m), is the third-tallest building in Charlotte.[8] Nine of the ten tallest buildings in North Carolina are located in Charlotte.[9]

The history of skyscrapers in the city began with the construction of the Independence Building in 1909. This building, rising 186 feet (57 m) and 14 floors,[10] is often regarded as the first skyscraper in Charlotte;[11] despite having been added to the Registered Historic Place in 1978, it was demolished in 1981 to allow for the construction of One Independence Center.[10] Charlotte's first building standing more than 492 feet (150 m) tall was the One South at The Plaza, completed in 1974.[12] The project Queensbridge Collective which is composed of two buildings will be the first buildings outside of Uptown to rise above 492 feet (150 m).[13][5][7][8][14][15][16][17] The residential tower broke ground May 24, 2023.[18] The office tower is expected to break ground at earliest July 2023. The exact date will depend upon market conditions for office buildings.[19] There are currently eleven buildings under construction that are planned to rise at least 200 feet (61 m) or at least 15 floors.[20][21][22][23][24][25] Overall, the Council on Tall Buildings and Urban Habitat ranks Charlotte's skyline (based on existing and under construction buildings over 492 feet (150 m) tall) 4th in the Southeastern United States (after Miami, Atlanta and Sunny Isles Beach), 6th in the Southern United States (after Miami, Houston, Dallas, Atlanta and Sunny Isles Beach), and 19th in the United States.[26][lower-alpha 1]

As of January 2024, there are 61 high-rises in Charlotte that stand at least 200 feet (61 m) tall, based on standard height measurement. This height includes spires and architectural details but does not include antenna masts.[lower-alpha 2][1][2][3]

4 Bank of America Tower 632 (192.6)[49] 33[49] 2019 Bank of America Tower is the 4th-tallest in North Carolina. It is also the signature building for the Legacy Union project.[50] With 841,164 square feet (78,146.7 m2) of space it is the 8th largest office building in Charlotte by leasable square feet.[46]

The Bowl at Ballantyne Apartment Tower 345 (105.1) 26[197] 2025[198] It is a 26-story apartment tower that will have 350 units located in Ballantyne Corporate Park as part of The Bowl, which is a part of the Ballantyne Reimagined project. The entire Ballantyne Reimagined project will cost $1 billion and include 400,000 square feet (37,000 m2) of office space, 300,000 square feet (28,000 m2) of commercial non office space, 2,000 apartments, 300 townhomes, and 200 hotel rooms.[197][199]
600 South Tryon 318 (96.9)[200] 24[201] 2024 It is the fourth office tower that is a part of the Legacy Union project. The tower will be anchored by Robinson Bradshaw, who signed a 15-year lease, they will occupy 102,000 square feet (9,500 m2) of space over the top four floors.[201] Construction started in April 2022 and will complete in late 2024.[201][202][203] The 24-story tower will contain 415,000 square feet (38,600 m2) of total space including 20,000 square feet (1,900 m2) of ground floor retail.[201] Once completed it will be the 25th largest office building in Charlotte by square footage.[46]
Ascent South End 318 (96.9)[204] 24[205] 2024 It is a 24-story residential tower with 324 apartments and 15,000 square feet (1,400 m2) of ground floor retail. It is being developed by White Point Partners and Greystar, located at the corner of South Blvd and E Kingston in South End. Construction began in December 2021 and will complete in 2024[205][206]
2161 Hawkins 318 (96.9)[207] 24[208] 2024 It is an apartment tower with 370 units along with 18,700 square feet (1,740 m2) of ground-floor retail and restaurant space. It is being built next to the completed The Line where Sycamore Brewing relocated.[209] The vertical construction of the tower began in January 2023 and it is expected to deliver in the third quarter of 2024.[209][210]
Brooklyn Village Phase 1 Office Tower 1 318 (96.9) 24[211] 2026 It is a 24-story office tower being built as a part of the Brooklyn village development phase 1. This is 1 of 2 office towers totaling 531,600 square feet (49,390 m2). It will be built upon a 5.75-acre lot that was previously occupied by Bob Walton Plaza at 700 E. Brooklyn Village Ave.[211] The land sold in July 2023 for $10.3 million. In September 2023 the demolition of Bob Walton Plaza began and construction will complete in late 2026.[212][213]
110 East 305 (92.9) 23[214] 2024 It is a 370,000 square feet (34,000 m2) office tower with 7,000 square feet (650 m2) of street level retail at the intersection of South Boulevard and East/West Boulevard.[214] Ground breaking occurred on January 26, 2022.[215] In February 2023 developers Stiles and Shorenstein confirmed the building is on track to deliver in March 2024.[216]
The Howard R. Levine Center for Education 270 (82.2)[217] 18[218] 2024 It will be the Wake Forest University School of Medicine main education tower containing medical school classrooms. The building will be 18 stories, 270 feet tall, with 300,000 square feet (27,871 m2) of space.[217][219] The ground breaking ceremony occurred on January 17, 2023 near the intersection of Baxter and South McDowell. Construction will complete by fall 2024.[218]
Mint & Morehead 226 (68.8)[220] 17[221] 2024 It is a 17-story apartment building being developed by Aspen Heights Partners, located at the corner of Mint St and Morehead St in South End with 393 units. The 1.4 acre lot was purchased in April 2022 for $16.3 million and groundbreaking occurred shortly after the land sale was complete. Construction will complete in the fall of 2023.[221]
Brooklyn Village Phase 1 Office Tower 2 212 (65) 16[211] 2026 It is a 16-story office tower being built as a part of the Brooklyn village development phase 1. This is the second of 2 office towers totaling 531,600 square feet (49,390 m2). It will be built upon a 5.75-acre lot currently occupied by Bob Walton Plaza at 700 E. Brooklyn Village Ave, which will be made up of 6 parcels.[211] The land sold in July 2023 for $10.3 million. In September 2023 the demolition of Bob Walton Plaza began and construction will complete in late 2026.[212][213]

Tryon Street. The entire project will include 2,000 parking spaces.[190][191] The development's groundbreaking ceremony occurred on May 24, 2023. Commercial real estate market conditions will determine the office tower's start of construction. The Uptown Cabaret once occupied the site of the tower, it closed July 1, 2023 and the building was torn down shortly thereafter.[226][19]
Carson & Tryon Office Building 411 (125.2)[227] 31[228] 2025 It is a 31-story mixed use tower with 565,000 square feet (52,500 m2) of office space, 200 room hotel, 10,000 square feet (930 m2) of retail, and 200 residential units.[229][228][230] The 3 acres (1.2 ha) site is currently occupied by an Enterprise Rent-A-Car location at the corner of Carson and Tryon at 1102 S Tryon St. The developers Crescent Communities and Nuveen Real Estate paid $37 million for the four parcels from different owners that make up the site.[231][232] Construction will start in 2023[191] and complete in 2025.[228]
Carson & Tryon Hotel 265 (80.7) 20[233] 2025 200 room hotel that is a part of the development Carson & Tryon. The development also includes a 31-story mixed use tower with 565,000 square feet (52,500 m2) of office space, 10,000 square feet (930 m2) of retail, and 200 residential units.[229][228][230] The 3 acres (1.2 ha) site is currently occupied by an Enterprise Rent-A-Car location at the corner of Carson and Tryon at 1102 S Tryon St. The developers Crescent Communities and Nuveen Real Estate paid $37 million for the four parcels from different owners that make up the site[231][232] Construction will start in 2023[191] and complete in 2025.[228]
1728 South Blvd. 265 (80.7) 20[234] 2025 Office Tower that will be a joint venture between White Point Partners, MRP Realty and Barings with 400,000 square feet (37,000 m2) of office space, ground floor retail, and a rooftop terrace. The building will be near Ascent South End. It will be built on the lot that Walgreens once occupied and the store will be built on the ground floor once complete. Construction will begin in 2023.[234]
Southern Land Company Mixed-use Tower 336 (102.4) 30[233] 2026 It is a mixed-use tower with 300 luxury apartments that will be built on the current site of Tyber Creek Pub. It is being developed by Southern Land Company on an 1 acre (0.40 ha) lot at the corner of Tremont Ave and South Blvd which combines lots 1919, 1923 and 1933 South Blvd. The historic building at 1923 South Blvd., which is part of the land purchased by Southern Land Company, will be relocated to 1829 Cleveland Ave. The building will be relocated in February 2024.[235][236] Tyber Creek will be closing on March 18, 2024.[237]
VeLa Uptown 368 (112.1) 32[238] 2025 379 luxury apartments which are being developed at 200 E. Seventh St., former site of the Levine Museum of the New South. The .7 acres (0.28 ha) site at the corner of East Seventh and North College was purchased on March 13, 2022, for $10.75 million. It will also include 4,000 square feet (370 m2) of retail and 20,000 square feet (1,900 m2) of resident amenity space. The project cost is $170 million. Construction will begin in the first half of 2024 and complete in the fourth quarter of 2025.[238][239]
Brooklyn and Church 358 (109.1) 27[240] 2025 Former Duke Energy headquarters that sits on a 3.86 acres (1.56 ha) lot. MRP Realty announced its intent to purchase the building in May 2022. The current 800,000 square feet (74,000 m2) building will be preserved. The plan is to add 75,000 square feet (7,000 m2) of retail space, 1,000 apartments,[241][240] and 100,000 square feet (9,300 m2) of office space. 550 apartments will be built in a 14-story addition sitting on top of the existing building.[241][240] and 450 apartments will be added by converting the current office space.[240] The redevelopment will be building 1,500,000 square feet (140,000 m2) of space and the project will cost $280 million.[240][242] Duke Energy sold the site on December 16, 2022, to MRP for $35 million.[240] Construction will start in early 2024 after Duke Energy moves out to occupy Duke Energy Plaza. The project will deliver in late 2025.[240][243] With 1,000 total apartments it will be the largest apartment community in the Charlotte area. The current largest is The Village of Commonwealth with 823 units.[79] In January 2024 the development was a winner in a competition held by Charlotte Center City Partners to reimage office towers.[244]
205 E Bland St 265 (80.7) 20[245] 2026 Cousins Properties is planning a 200,000 square feet (19,000 m2) office building on a .9 acres (0.36 ha) parking lot. The building will also include ground-floor retail and onsite parking.[245] The lot was purchased in November 2020 as part of a larger $28.1 million deal that also gave Cousins nearby parking lot 1401 S. Tryon St. and 200 E. Bland St.[245][246]
2915 Griffith 265 (79.2) 20[247] 2026 325,000 square feet (30,200 m2) building on a 1.7 acres (0.69 ha) lot located directly next to Suffolk Punch and across from Lynx Blue Line's New Bern Station in South End, construction will start in the second quarter of 2022 and finish in 2024.[248][249]
Camden Exchange 398 (121.3) 30[250] 2026 Apartment tower with 315 units, 10,000 square feet (930 m2) of ground floor retail, and 10,000 square feet (930 m2) of office space occupied by Catalyst. It is being developed by Catalyst Capital Partners and Stiles Corp and it will be built on the former site of Price's Chicken Coop located at 1600 and 1604 Camden Road. It will break ground in late 2024.[239][191][251]
Intercontinental Hotel at Belk Place 451 (137.4) 34[252] 2026 It will contain 244 room luxury hotel,[252] which will make it the 22nd largest hotel in Charlotte by number of rooms.[119] Construction started in February 2018, on hold due to the COVID-19 pandemic's effect on the Charlotte hotel business[253] Will become the tallest hotel in the Southern United States outside of Atlanta upon completion.[254][255] The hotel developer, Salter Brothers, announced in June 2023 the project is back on track. Construction will start in summer 2024 and complete in mid-2026.[252]
1427 South Blvd 411 (125.2) 31[256] 2027[257] Washington, D.C. developer Akridge and Virginia-based property management company Kettler are developing a 31-story 450 unit apartment building on a .9 acres (0.36 ha) lot. The building will also include ground level retail, a resort style pool, fitness center, and co-working space. The companies purchased the lot on December 20, 2022, for $13.5 million. It is currently occupied by businesses Modern Man, Savvy Seconds Consignment, Fresh Nails, Lucky Fish and Destined To Make It.[256] It will break ground in 2024.[257]
Metropolitan Apartment Tower 357 (108.8) 27[258] 2027 Northwood Ravin is planning to build a 27-story[258] 283-unit apartment tower at the corner of Metropolitan Avenue and South Kings Drive. In 2020 Northwood purchased the 1.3 acres (0.53 ha) site for $2.25 million from J.P. Morgan Chase & Co.[259] The rezoning was approving in April 2021 originally for 330 apartments.[260] However, the project remained stalled. It will break ground in early 2024.[258]
Phillips Place Office Tower 250 (76.2)[261] 10[262] Mixed used building with 250,000 square feet of office space and 20,000 square feet of ground retail that will be developed by Lincoln Harris. It will be built on the 3.65 acres (1.48 ha) site that the Regal Phillips Place once occupied.[263] The movie theater's lease ran until the end of 2025. Therefore, construction of the new tower was not planned to begin until after the theater's lease expires.[264][265] If built it will be the tallest building in South Park.[266] The Regal Phillips Place closed on October 16, 2022.[267] The building was demolished in March 2023. However, Lincoln Harris has still not released a timeline for construction.[268]
South End Station Building 1 212 (64.7) 16[233] Cousins Properties is planning a two building 700,000 square feet (65,000 m2) mixed use complex at 200 E Bland; where All American Pub, Hot Taco and Slate are currently located. The complex will include a potential 300 multifamily units, retail and office space.[246][233] The lot was purchased in November 2020 as part of a larger $28.1 million deal that also gave Cousins nearby parking lots 1401 S. Tryon St. and 205 E. Bland St.[245][246][269]
South End Station Building 2 212 (64.7) 16[233] Cousins Properties is planning a two building 700,000 square feet (65,000 m2) mixed use complex at 200 E Bland; where All American Pub, Hot Taco and Slate are currently located. The complex will include a potential 300 multifamily units, retail and office space.[246][233] The lot was purchased in November 2020 as part of a larger $28.1 million deal that also gave Cousins nearby parking lots 1401 S. Tryon St. and 205 E. Bland St.[245][246][269]
Tremont Alley Office Building 251 (76.5) 19[270] Cousins is building a 350,000 square feet (33,000 m2) office tower on West Tremont across from the Common Market. The building will also contain 18,000 square feet (1,700 m2) of ground floor retail and the building will sit on podium parking. It will occupy a 2.4 acre lot that was purchased in December 2020 for $18.7 million that was composed of three parcels 242 Tremont Ave., 306 Tremont Ave., and 305 Dogget St.. The lot is currently vacant, the previous industrial building have been demolished.[270][269]
Tremont Alley Apartment Building 251 (76.5) 19[270] Cousins is building a 305-unit residential tower on West Tremont across from the Common Market. The building will also contain 18,000 square feet (1,700 m2) of ground floor retail and the building will sit on podium parking. It will occupy a 2.4-acre lot that was purchased in December 2020 for $18.7 million that was composed of three parcels 242 Tremont Ave., 306 Tremont Ave., and 305 Dogget St. The lot is currently vacant, the previous industrial building has been demolished.[270][269]
1426 S Tryon St. 265 (80.7) 20[271] Highwoods Properties Inc. in May 2022 purchased the lot across the street from the Railyard for $27 million. Currently occupying the site is a low-rise building containing an ABC store. A mixed-use building with 300,000 square feet (28,000 m2) of office space and 250 apartments is planned.[271]
